Ivan Sher, reflecting on the city's evolution, noted the tripling of millionaire households "since 2019," attributing it to the city's draw for high-net-worth individuals. "We've felt that momentum firsthand," he added.

Californian dissatisfaction drives surge

Frustration with California's crime rates, homelessness, steep taxes, and regulatory environment is propelling this migration. Nevada, appealing due to its tax policies, does not impose taxes on corporate or personal income, inheritances, or estates, making it an attractive destination for those seeking financial relief.

In one year alone, 2024, saw nearly 39,000 Californians relocate to Nevada. This significant influx has sparked discussions on whether Nevada might adopt California's political and economic challenges. Teddy Liaw highlighted that the regulatory atmosphere contributes to this exodus. He emphasized, “the politics and the regulatory environment” are critical factors behind California's population decline.

Even businesses are finding Nevada enticing, with companies like NexRep Marketplace, led by Teddy Liaw, and NeuroGum, co-founded by Kent Yoshimura, relocating. Yoshimura noted the ease of life in Las Vegas, stating, “When you don't have to think about that excess stuff as much, life becomes easier,” and shared how the vibrant social scene has increased his interactions.

Concerns surround high real estate prices

The booming real estate market in Las Vegas has ushered in record-high housing prices, stirring concerns about a potential housing crisis. With nearly 158,000 Californians moving to Nevada between 2020 and 2023, the pressure on the housing market is palpable.

Zach Conine emphasized the urgency of the issue, stating, “Housing instability is economic instability." He identified a lack of affordable housing as a challenge that, if unchecked, could impede other critical areas of social development, including education and business growth.

However, Teddy Liaw cautioned against potential pitfalls, stressing that if Nevada were to adopt policies resembling California's, the results could be detrimental. "If [Nevada] adopts the policies that drove job creators out of [California]," he warned, "those individuals and companies will go to Arizona, Utah, Texas or Florida."
